A properly documented and executed loan application makes your loan process go smoothly and quickly. Please follow the instructions and use the checklists not only to ensure a smooth hassle free procedure - Print this checklist and instructions and keep them handy.

Most recent full 1 month's pay stubs
Self employed - full tax returns 2007/2008 signed and dated with ALL schedules/attachments
Most recent 2 month's bank statements - ALL PAGES - can be printout from net but MUST include name and account number or underwriter will not accept
Copy of Driver's licenses
If NOT a US citizen, provide a copy of green card (front & back),
if NOT a permanent resident alien provide documentation form department of immigration and/or human resource department of current employer

Statements on any debts to be paid off
If you are requesting cashout over 50K, provide a
letter explaining how you will use the money.
PURCHASE TRANSACTIONS - PLEASE ALSO INCLUDE copy of purchase and sales agreement and all addendums
copy of deposit/earnest money
indicate where funds for down payment will be coming from and provide most recent 2 month's statements ALL pages
if any large deposits in those statements please provide documentation showing where those large deposits came from. Underwriter will need to source those based on Fannie Mae/Freddie Mac/FHA guidelines.
If funds will be from a gift we will supply a gift letter for donor signatures/dates and list of supporting documentation needed for approval.

3. Order your appraisal through your Loan Officer for HVCC
Appraisals will be ordered only when your loan receives Fannie Mae/Freddi Mac, or FHA approval. Appraisal fee goes to the appraisal management company.
